What surfaces can be damaged by improper deck/patio pressure washing?

High pressure applied incorrectly can splinter wood fibers, strip paint or stain, crack aging concrete, and force water beneath composite decking or pavers. That's why we assess your surface first and choose soft washing over high pressure whenever the material calls for it.

How long should I wait after cleaning before staining or sealing my deck?

We recommend letting your deck dry fully for at least 24–48 hours before applying any stain or sealant, longer in cooler or damp weather. This ensures the wood is completely dry and the product will adhere properly. Of course, check the instructions and guidelines for the product you are using. Our 24-48 hour recommendation is a rough guide for ideal conditions (no rain, low humidity).

What's the difference between cleaning a wood deck vs. a composite deck?

Wood is more porous and prone to splintering or greying, so it typically needs a gentler soft wash approach. Composite decking is more durable but can still trap mold and mildew in its texture, so we adjust our technique and cleaning solution to match the material.

Can algae and moss come back quickly on shaded decks/patios?

Shaded, damp areas are more prone to regrowth, especially on the West Coast. In Nanaimo, many homes have shaded areas from trees and we get regular moisture from the ocean. This increases the rate of which mold and algae grow. Regular seasonal cleaning is the best way to stay ahead of it.
